5 Mistakes Home Sellers Make in Whatcom & Skagit County
Selling a home in Whatcom or Skagit County can be a great opportunity, especially with the continued demand buyers.
But over the years, I’ve noticed there are a few common mistakes that can cost sellers time and money if they’re not careful.
If you’re thinking about selling, here are five things to avoid.
1. Overpricing the Home
This is probably the biggest mistake I see.
Many sellers assume they should “leave room to negotiate” by pricing higher than the market. In reality, today’s buyers are very informed and are watching the market closely.
When a home is priced too high, it tends to sit longer, gets fewer showings, and can end up selling for less than if it had been priced correctly from the start.
Pricing strategically based on current market data is key to attracting strong offers.
2. Using Poor Photos
Most buyers begin their home search online. If the photos don’t look good, many buyers simply move on without ever scheduling a showing.
Professional photography makes a huge difference. Bright, clean, well-composed photos can make a home stand out and generate more interest right away.
First impressions matter, especially online.
3. Weak Marketing
Putting a home on the MLS alone is not enough anymore.
Today’s buyers are coming from many different places — local markets, Seattle, and even across the border from Canada. Effective marketing should include strong online exposure, social media promotion, and targeted outreach.
A well-marketed home reaches more buyers and often results in stronger offers.
4. Not Preparing the Home for Sale
Small details can have a big impact on how buyers perceive a home.
Simple things like decluttering, cleaning, fresh paint, and minor repairs can make a home feel much more inviting. Buyers want to walk in and imagine themselves living there.
A little preparation before listing can often add significant value.
5. Hiring the Wrong Agent
Not all real estate agents approach marketing and negotiations the same way.
When choosing an agent, it’s important to work with someone who understands the local market, knows how to position a property effectively, and has a strong plan for attracting buyers.
Experience, strategy, and communication all matter when it comes to getting the best results.
