Stop Asking “How’s the Market?” It Depends on Your Situation...

by Nikki Cvitanovic

One of the most common questions I get is simple:

“How’s the market right now?”

The honest answer is that there really isn’t one single “market.”

Real estate isn’t like the stock market where everything moves the same way at the same time. Instead, there are many different markets happening all at once, and your situation may look completely different from someone else’s.

Location Matters

A home in Bellingham may be experiencing strong demand while a similar home in another neighborhood could be moving slower.

Waterfront properties, townhomes, rural homes, and investment properties can all behave differently even within the same county.

Price Range Matters

The price range of a property can dramatically affect demand.

Homes priced for first-time buyers often see heavy competition, while higher-end homes may move at a slower pace simply because there are fewer buyers in that range.

Both can be healthy markets — they just operate differently.

Condition and Preparation Matter

Two homes on the same street can have completely different outcomes depending on how they’re presented.

A well-prepared home with strong photography and strategic pricing can attract buyers quickly, while a home that isn’t prepared properly may sit longer on the market.

Timing Matters

Market conditions also change throughout the year.

Spring and early summer often bring the most activity, while fall and winter can be quieter — but sometimes that means more serious buyers and less competition.

Your Situation Is the Market That Matters

Instead of asking “How’s the market?”, the better question is:

“How does the market look for my home right now?”

That answer depends on several factors:

• Your location
• Your price range
• The condition of your home
• Current inventory nearby
• Buyer demand for homes like yours

When those pieces are analyzed together, you get a much clearer picture of what to expect.

Real Estate Is Always Local

National headlines and general market reports can be interesting, but real estate decisions should always be based on what’s happening right around your property.

That’s where the real insight comes from.

Curious What Your Situation Looks Like?

If you're thinking about buying or selling in Whatcom or Skagit County, I’m always happy to take a look at the numbers for your specific situation.

Because in real estate, there isn’t just one market — there’s the market for your home.
