In today’s real estate market, sellers who price their homes correctly and follow a clear marketing strategy almost always see better results than those who try to “test the market.”

Many sellers naturally want to start high and see what happens. The thinking is that buyers will simply negotiate down.
But today’s buyers are very informed. They watch the market closely, compare homes online, and often know exactly what similar homes have sold for.
